Larkspur’s housing market remained exceptionally competitive during the first half of 2026 as strong buyer demand, fueled in part by AI related liquidity, continued to outpace the limited supply of homes for sale. While inventory constraints reduced overall sales volume to 25 homes, compared with 30 during the first half of 2025, a greater concentration of higher-priced sales pushed home values to new highs.

The average sale price increased to $3,321,000, up from $2.7 million during the second half of 2025, while the average price per square foot rose to $1,400 from $1,212. The increase reflects growing demand for Larkspur’s premium properties, with more homes selling in the $3 million-plus price ranges than during the first half of 2025.

Buyer competition strengthened across the market. More than half (56%) of all homes sold above their asking price, compared with 27% during the second half of 2025, while the average premium paid over asking increased to 8.7%. Half of all homes attracted multiple offers, and 64% went into escrow within 15 days, underscoring the continued demand for well-priced, move-in-ready properties.

Sales shifted toward the upper end of the market, with gains in the $3 million to $5 million and over $5 million price ranges offsetting fewer transactions below $3 million. Unless inventory improves meaningfully, Larkspur’s market is expected to remain favorable for sellers through the second half of 2026, with desirable homes continuing to command strong prices and attract multiple offers.
