Mill Valley’s housing market gained momentum during the first half of 2026 as strong buyer demand, fueled in part by AI related liquidity, continued to support the market. Sales activity increased to 163 homes, up from 152 compared to the first half of 2025, while a greater concentration of higher-priced sales pushed overall values higher.
The average sale price rose to $2,896,000, up from $2.6 million compared to the second half of 2025, while the average price per square foot increased to $1,227 from $1,117. Growth was especially strong in the $2 million to $4 million segment, where sales increased significantly compared with the prior year, and activity above $5 million also strengthened.
Competition among buyers intensified across the market. Sixty-six percent of homes sold above their asking price, compared with 52% during the second half of 2025, while the average premium paid over asking increased to 12.8%. Nearly half of all homes received multiple offers, and 69% entered escrow within 15 days, highlighting the continued pace of the market for well-priced properties.
The shift toward higher-priced home sales was evident throughout Mill Valley, with notable gains in the $3 million to
$6 million ranges and continued strength in the luxury segment above $6 million. With buyer demand remaining healthy and desirable homes continuing to attract multiple offers, Mill Valley’s market is expected to remain favorable for sellers through the second half of 2026.
