The Tiburon real estate market posted a strong first half of 2026, fueled by buyer AI related liquidity and continued demand for luxury homes. While inventory remained limited, more homeowners chose to sell than during the same period last year, resulting in increased sales activity and higher home values.
A total of 65 homes sold during the first half of 2026, up from 48 during the first half of 2025. The average sale price increased to $4,223,000, while the average price per square foot climbed to $1,359, reflecting continued strength throughout the market. Competitive conditions intensified, with 49% of homes selling above their asking price, up from 21% during the second half of 2025, while the average premium over asking more than doubled to 7.4%.
Buyer competition also strengthened, with 51% of homes receiving multiple offers and 57% going into escrow within 15 days, both significantly higher than during the prior six months. Sales activity increased across most price categories, with notable gains between $2 million and $6 million, while the number of homes selling above $7 million more than doubled from three to seven. These trends reflect growing demand for Tiburon’s premium properties and a greater number of high-end transactions.
With limited inventory, strong buyer demand, and continued interest from affluent purchasers, Tiburon remains one of Marin County’s most sought-after luxury markets, and well-appointed homes continue to attract significant buyer interest.
